Located along the verdant rice paddies of Moira in North Goa, this 5,000 sq ft villa development reimagines the Indo-Portuguese architectural language through a contemporary and performance-driven lens. Designed for Manas Developers and scheduled for completion in early 2026, the project brings together regional craft, climatic intelligence, and modern construction systems to create a contextually grounded residential environment.

The villas employ a suite of passive design measures central to tropical architecture: Layered roof assemblies that reduce heat gain and provide consistent shading Large open sit-outs that create intermediate microclimate zones Strategically positioned skylights that optimise daylight penetration and reduce reliance on artificial lighting Cross-ventilation pathways aligned with prevailing breezes Material-driven cooling through breathable, low-thermal-mass finishes These systems are integrated from the earliest planning stages, resulting in a residence with lower operational energy loads and improved indoor thermal comfort.
